Is the class actually free?
Yes. It runs live, it is 45 minutes, and there is nothing to buy at the end of it. The reason it can be free is that Brad is paid the real estate commission when a buyer closes on a house, never by the buyer.
Do I have to be a first-time buyer?
Not for every programme. TDHCA's My Choice Texas Home carries no first-time homebuyer requirement, and TSAHC's non-bond assistance is open to repeat buyers. Other programmes, including the bond-funded ones, do carry a three-year lookback. Which applies depends on the programme.
How much assistance is available?
State assistance is generally expressed as a percentage of the loan amount rather than a flat figure, typically between 2% and 5%. It usually arrives as a three-year forgivable second lien or a thirty-year second lien at 0% interest. The exact tier available depends on the loan type.
Is there a catch with down payment assistance?
There is a trade-off, and it is worth knowing before you plan around it. Taking state assistance usually means accepting a higher rate on the first mortgage than you would get without it. Whether that trade is worth it depends largely on how long you plan to stay in the house.
Do you check my credit on the call?
No. The call is a conversation about which programmes are worth a proper look for a situation like yours. Nobody decides eligibility on a fifteen-minute call, and anybody who says otherwise is guessing.
What happens after the call?
You leave knowing which programmes are worth investigating and which are not. If it makes sense to go further, Brad's team handles the real estate side and refers the mortgage side to a partner lender. You are under no obligation to use any of them.
Do you only work in Dallas-Fort Worth?
Texas. Most of the activity is in Dallas-Fort Worth, with San Antonio and Austin also active. Programme eligibility genuinely varies by county, which is why the county matters more than the metro.
